Sr Service Supervisor (MULTI -SITE)
Position Summary
The Sr Service Supervisor is responsible for leading all maintenance operations for the community, including preventative maintenance, resident service requests, apartment turns, vendor management, inventory control, capital improvement support, safety compliance, and maintenance team development.
Working in partnership with the Community Manager, the Sr Service Supervisor ensures the community is maintained to the highest standards of quality, safety, cleanliness, and operational efficiency while protecting the Company’s assets and delivering exceptional customer service.
This position provides daily leadership, direction, coaching, and accountability for the maintenance team while promoting a culture of ownership, professionalism, continuous improvement, and resident satisfaction.
Essential Responsibilities Maintenance Operations
* Lead, supervise, and coordinate all daily maintenance operations for the community.
* Personally perform and complete resident service requests and work orders; delegation alone is not sufficient — the Service Supervisor is expected to actively work alongside the team, particularly on smaller teams where hands-on contribution is essential to meeting response time and quality standards.
* Prioritize and assign resident service requests based on urgency, resident needs, and operational priorities.
* Ensure work orders are completed accurately, professionally, and within established Company response
standards.
* Inspect completed work orders to ensure quality workmanship and resident satisfaction.
* Diagnose mechanical, plumbing, HVAC, electrical, appliance, carpentry, drywall, painting, and other
maintenance issues and determine appropriate repair solutions.
* Maintain all building systems, equipment, amenities, and common areas in excellent working condition.
* Perform regular inspections of the property to identify maintenance concerns before they become resident
issues.
* Promote preventative maintenance practices that reduce emergency repairs, improve efficiency, and
extend the life of building systems and equipment.
* Ensure all maintenance activities comply with Company policies, manufacturer recommendations, OSHA
regulations, local codes, and applicable laws.
Apartment Turns
* Oversee all apartment turn activities from move-out through resident move-in.
* Actively participate in the physical completion of apartment turns; the Service Supervisor is expected to work turns alongside the team — painting, cleaning, repairs, and punch items — and may not rely solely on directing others, especially when team size or turn volume requires full team participation to meet move-in deadlines.
* Conduct pre-move-out inspections and prepare detailed scopes of work.
* Coordinate maintenance staff, housekeeping personnel, vendors, and contractors to ensure apartments are
completed on schedule.
* Ensure all vacant apartment homes meet CPM Turn Standards prior to move-in.
* Inspect completed apartment turns for cleanliness, functionality, quality, and presentation.
* Monitor turn schedules to minimize vacancy loss and maximize revenue opportunities.
* Ensure all life safety devices, appliances, plumbing fixtures, HVAC systems, lighting, locks, and finishes are
fully operational prior to occupancy.
* Maintain consistent quality standards across all apartment turns.
Team Leadership & Development
* Recruit, onboard, train, mentor, coach, and develop Maintenance Technicians, Porters, and other
maintenance personnel.
* Establish clear performance expectations and provide regular coaching, recognition, and constructive
feedback.
* Conduct routine maintenance meetings to review safety, service request performance, apartment turns,
preventative maintenance schedules, and operational priorities.
* Foster a culture of teamwork, accountability, professionalism, and continuous improvement.
* Promote technical development by encouraging participation in Company training programs, certifications,
and continuing education.
* Conduct performance evaluations and assist with performance improvement plans when necessary.
* Maintain appropriate staffing levels by assisting with interviewing, hiring recommendations, and
onboarding new Team Members.
* Lead by example through professionalism, integrity, accountability, and exceptional customer service.
* Encourage collaboration between maintenance and office teams to ensure a seamless resident experience.
* Develop succession plans by identifying and mentoring high-potential maintenance team members.
Preventative Maintenance
* Develop, implement, and oversee comprehensive preventative maintenance programs for the community.
* Ensure preventative maintenance schedules are completed timely and documented accurately.
* Perform regular inspections of HVAC systems, water heaters, plumbing, electrical equipment, roofs, building exteriors, fire protection systems, pools, fitness equipment, irrigation systems, elevators, lighting, and other community assets.
* Coordinate seasonal preventative maintenance projects to maximize equipment life and reduce emergency
repairs.
* Monitor manufacturer-recommended maintenance schedules and warranty requirements.
* Maintain accurate preventative maintenance records and documentation.
* Recommend equipment replacement or capital improvements when repairs are no longer cost-effective.
* Continuously evaluate maintenance processes and recommend operational improvements that enhance
efficiency and asset preservation.
Budget & Inventory Management
* Assist the Community Manager in preparing and managing the annual maintenance operating budget.
* Monitor maintenance expenses and ensure expenditures remain within approved budget guidelines.
* Exercise sound judgment when determining whether repairs should be completed in-house or outsourced to qualified vendors.
* Maintain appropriate inventory levels while minimizing unnecessary stock and waste.
* Ensure all maintenance materials, equipment, tools, and supplies are properly secured, organized, and
accounted for.
* Obtain competitive pricing for supplies and services whenever practical.
* Review vendor invoices for accuracy prior to approval.
* Identify opportunities for cost savings without compromising safety, quality, or resident satisfaction.
* Protect Company assets by ensuring proper care and maintenance of maintenance equipment, golf carts,
tools, and Company property.
Vendor Management
* Establish and maintain professional working relationships with approved vendors and contractors.
* Coordinate vendor scheduling to minimize disruption to residents and community operations.
* Verify vendors maintain appropriate licensing, insurance, and required certifications.
* Inspect vendor work upon completion to ensure compliance with Company quality standards.
* Address vendor performance concerns promptly and professionally.
* Assist in obtaining competitive bids for maintenance contracts and capital improvement projects.
* Monitor contractor compliance with all community safety rules, Company policies, and applicable
regulations.
* Ensure vendors maintain clean, safe, and professional work areas while on Company property.
* Support the Community Manager in evaluating vendor performance and making recommendations
regarding future service agreements.
Resident Experience
* Deliver exceptional customer service during every resident interaction.
* Respond to residents professionally, courteously, and with a sense of urgency.
* Communicate repair expectations, timelines, and completed work clearly and respectfully.
* Treat every apartment home with respect by using protective coverings, minimizing disruption, and
leaving each work area clean upon completion.
* Follow up with residents, when appropriate, to ensure satisfaction with completed repairs.
* Partner with the Community Manager and office team to promptly resolve resident concerns.
* Assist with resident retention efforts by delivering a positive maintenance experience that exceeds
expectations.
* Maintain resident confidentiality and professionalism at all times.
* Promote a culture where residents feel valued, respected, and confident in the maintenance team.
Community Appearance
* Conduct daily inspections of the community to ensure exceptional curb appeal and property presentation.
* Monitor building exteriors, breezeways, stairwells, hallways, elevators, parking areas, amenities,
landscaping, signage, lighting, fencing, and common areas.
* Ensure all amenity areas, including the pool, fitness center, clubhouse, dog park, package room, and
outdoor gathering spaces, are maintained to Company standards.
* Coordinate with landscaping, housekeeping, and vendor partners to maintain a clean, safe, and attractive
community.
* Identify and correct maintenance deficiencies before they negatively impact residents or prospective
residents.
* Ensure dumpsters, trash compactors, and refuse areas remain clean, organized, and compliant with
community standards.
* Maintain model apartments, vacant homes, and tour paths in excellent condition to support leasing efforts.
* Take pride in the overall appearance of the community and encourage the maintenance team to do the
same.
Safety & Risk Management
* Promote a culture where safety is a daily priority.
* Ensure compliance with OSHA regulations, Company safety policies, and all applicable federal, state, and
local requirements.
* Conduct routine property safety inspections and immediately address hazardous conditions.
* Maintain Safety Data Sheets (SDS) and ensure proper storage, labeling, and handling of chemicals.
* Ensure maintenance team members utilize appropriate personal protective equipment (PPE).
* Inspect and maintain fire extinguishers, emergency lighting, exit signage, smoke detectors, carbon
monoxide detectors, and other life safety systems as applicable.
* Report all injuries, accidents, property damage, and safety concerns immediately to the Community
Manager and Company Leadership.
* Participate in emergency preparedness planning, disaster response, and business continuity efforts.
* Ensure all maintenance equipment, ladders, power tools, golf carts, and Company vehicles are maintained
and operated safely.
Emergency Response & On-Call Responsibilities
* Participate in the community’s rotating on-call schedule and ensure appropriate emergency coverage is maintained.
* Respond promptly to after-hours emergencies, including plumbing leaks, HVAC failures, electrical issues, fire alarms, flooding, security concerns, and other urgent situations.
* Coordinate emergency vendors and contractors when necessary to protect residents and Company assets.
* Assist with hurricane preparation, severe weather response, and post-event recovery efforts.
* Communicate effectively with residents and management during emergency situations.
* Maintain emergency maintenance supplies, equipment, and contact lists.
* Exercise sound judgment when determining the urgency of emergency service requests.
* Support business continuity by restoring normal community operations as quickly and safely as possible
following emergencies.
Administrative Responsibilities
* Maintain accurate maintenance records, work orders, preventative maintenance logs, inventory records,
purchase orders, vendor invoices, and warranty documentation.
* Utilize Company property management software to document maintenance activity, monitor work order
completion, and generate operational reports.
* Review and approve completed work orders for accuracy, completeness, and quality.
* Maintain accurate inventory of maintenance supplies, tools, equipment, and replacement parts.
* Coordinate ordering and receiving of maintenance materials while ensuring compliance with Company
purchasing procedures.
* Maintain vendor contracts, certificates of insurance, and required documentation.
* Assist the Community Manager in preparing operational reports, capital project updates, maintenance
budgets, and other reports as requested.
* Ensure all maintenance documentation is complete, organized, and maintained in accordance with
Company policies.
* Perform other duties as assigned or as necessary to support the community and Company.

* Report policy violations, safety concerns, maintenance deficiencies, or operational issues to the appropriate
supervisor.
* Practice safe work habits and ensure maintenance personnel do the same.
* Identify opportunities to improve operational efficiency, resident satisfaction, preventative maintenance
practices, and asset preservation.
* Support Company initiatives, training programs, technology implementation, and process improvements.
* Promote teamwork and collaboration between maintenance, leasing, and management teams.
* Represent Chance Property Management with professionalism, accountability, integrity, and an ownership

Working Conditions
* Work is performed throughout the apartment community, including occupied apartment homes, vacant
units, mechanical rooms, rooftops, common areas, offices, and outdoor environments.
* Frequent exposure to varying weather conditions including heat, cold, humidity, rain, and other
environmental conditions.
* Exposure to electrical equipment, plumbing systems, HVAC equipment, construction materials, chemicals,
power tools, ladders, and mechanical equipment.
* Position requires participation in an on-call rotation and may require evening, weekend, holiday, and emergency response work based on business needs.
Physical Demands
* Ability to stand, walk, climb, bend, kneel, crouch, crawl, reach, and work in confined spaces for extended
periods.
* Frequently lift, carry, push, or pull up to fifty (50) pounds independently and up to one hundred (100)
pounds with assistance.
* Ability to safely operate hand tools, power tools, ladders, maintenance equipment, golf carts, and Company-approved vehicles.
* Ability to physically access all areas of the community, including rooftops, attics, mechanical rooms, and
exterior building components.
* Ability to perform repetitive physical tasks while maintaining a high level of safety and quality.
Required Licenses or Certifications
* Valid driver’s license with an acceptable driving record.
* EPA Universal Certification preferred or required, as applicable.
* Certified Pool Operator (CPO) certification preferred.
* Completion of all Company-required training programs, including Fair Housing, Sexual Harassment Prevention, Human Trafficking Awareness, Workplace Safety, and other required compliance training.
* Additional state or local licenses and certifications as required by applicable law.
